Rarely do you have the opportunity to purchase such a large block of land just a short commute from downtown Billings. Its tremendous production and recreational potential are very noteworthy, but are likely far surpassed by the development potential for the long term investor. The McCormick Ranch has a total of 5,662 deeded acres of which approximately 3,365 acres are being farmed or in hay production.

5,662 Deeded Acres

The McCormick Ranch is an extremely well diversified cattle and grain farming operation. The owners have traditionally used the native range and crop aftermath for fall and winter grazing while leasing pasture off the ranch during the summer months. They normally purchase what hay is needed to winter the cowherd and just recently planted 225 acres of alfalfa in 2016 for hay production. Most of the farming has been dedicated to winter wheat and spring wheat production but many other crops could be grown as well.

Water Resources

The McCormick Ranch is located on a high bench between the Blue Creek and Pryor Creek drainage’s just south of Billings. The ranch is intersected by a number of long coulees, most of which run water year around. There are three good sized reservoirs and 2 developed springs, one of which supplies the water for the ranch headquarters and corral system. The new owners could easily develop several more springs if desired. The long deep coulees not only provide grazing for livestock but also provide winter shelter and wildlife habitat.

Wildlife Resources

The McCormick Ranch has an over abundance of wildlife options. While touring the ranch you may see hundreds of mule deer along with white tail deer, pronghorn antelope, coyotes, sharptail grouse, Hungarian partridge, ring-neck pheasants and wild turkeys. It is amazing to see such a healthy wildlife population in close proximity to a major city. Of Course the ranch has many other species of birds and non game wildlife as well.
