The ranch headquarters has a nicely remodeled four bedrooms and one bath home,  along with a detached garage. A metal sided 40 by 80 pole building and supporting corrals can be used for many purposes from a calving facility to a horse barn.

Tierney River Ranch and its solid balance of native range, sub irrigated river bottoms and flood irrigated hay meadows has served as a sustainable home base for the Tierney Land & Livestock cow herd. An immense amount of cover along the river bottoms supplied by Willows and Cottonwood trees, along with several year around springs for stock water, make this property ideal for wintering cows or yearlings. Two water purchase contracts with Upper Musselshell Water Users’ Association totaling 75-acre feet will transfer with the sale.

The Musselshell River flows through the ranch for nearly 1.9 miles. The Willow and Cottonwood lined banks provide ample cover and habitat for many wildlife species including whitetail deer, wild turkey, pheasant, upland birds, ducks and geese.

The Musselshell River is a hidden gem among Montana fisheries. With just under two miles of Musselshell River frontage, multiple undercut banks and pools shaded by trees and willows, the Tierney River Ranch provides an ideal setting for a thriving environment to fish.

A year around flowing spring located on the west end of the property provides a roost for numerous waterfowl and the strong potential for some exciting late season duck hunting.

The ranches proximity to the Crazy, Big Snowy, Castle and Little Belt Mountains provides a plethora of recreational opportunities such as deer, elk, mountain lion, black bear hunting, mountain biking, snowmobiling, hiking and wildlife viewing just to name a few.
