Improvements on the ranch include a four bedroom 2,500 square foot home with an attached garage, mobile home, a 50 by 102 foot Quonset that’s well insulated and serves as the ranch shop, a 60 by 80 pole frame calving barn, several grain bins and a good set of ranch corrals along with several smaller outbuildings.
There are three center pivots and several wheel lines that irrigate approximately 690 acres.

The irrigated land is presently used to produce both hay for the ranches cow herd and small grains. Irrigation water is supplied by the Pondera County Canal & Reservoir Co.
There are good populations of mule deer, antelope and whitetail deer in this area along with good hunting for upland birds. The Marias River is just over one mile north of the ranch and the Tiber reservoir is nearby and is well known for its excellent walleye fishing. There is a reservoir near the headquarters that fills with irrigation waste water and is a major waterfowl roost during the fall migration allowing for excellent waterfowl hunting.
The Tumbleweed Ranch is located along Interstate 15 and is accessed via the Marias Frontage Road, approximately eight miles south of Shelby and 16 miles north of Conrad, Montana. Great Falls is Montana’s third largest city and lies just an hours drive south. Great Falls is serviced by an International Airport and has numerous fine restaurants, shopping, a University, and is the regional trade center for agriculture producers of the area.
